From Belarus to the Vail Valley to 32nd Avenue

Alesia grew up in Belarus, studied linguistics and business management, and spent long stretches living and traveling in Europe, Asia and Latin America before Colorado became home. Her first real estate work was in the Vail Valley in 2003, with a resort property-management company; from there she became marketing manager for the Latin American division of Slifer Smith & Frampton, the Vail Valley brokerage.

When she moved to Denver she joined Nostalgic Homes — the “original Highlands Realtor,” founded in 1985 and now Nostalgic Homes Group at Compass, which describes itself as Compass’s top large team in Denver by sales volume. The fit was the neighborhoods themselves: the Victorians, Denver Squares and brick bungalows north and west of downtown, and the mix of old and new that Denver does better than most cities.

What the work looks like

Since 2016 Alesia has closed more than 150 transactions, the majority within a few miles of the Nostalgic Homes office on 32nd Avenue: Highland, LoHi, Sunnyside, Berkeley, Sloan’s Lake, Jefferson Park, Wheat Ridge and Lakewood. On the listing side that has meant an 1890 Queen Anne in Baker sold $65,000 over asking, a Congress Park bungalow sold $92,000 over, and a 1938 Sloan’s Lake Tudor at $1,095,000. On the buying side it has ranged from a $189,000 Congress Park condo to a $3,000,000 new build in Bonnie Brae.

A large share of her volume has been new construction. She and her Nostalgic Homes colleagues handled the builder sell-outs at West Line Village in Lakewood and Berkley Shores in Denver — more than eighty closings — which is unusual experience for a broker who spends the rest of her time in hundred-year-old houses. It means she can read a builder’s contract and an inspection report on a 1905 foundation with the same ease.

How she works

Her clients describe the same things, in different words: she listens, she answers within the day, she tells you what not to spend money on, and she negotiates. She earned the Certified Negotiation Expert designation and keeps a working list of stagers, handypeople, lenders and inspectors she trusts. On a listing she is the one at the property before showings, checking that it looks the way it did in the photographs.

She is fluent in Spanish and Russian and works with clients in either language from first showing to closing table.
