A builder’s contract is written by the builder. It sets the deposit schedule, the earnest-money rules, the timeline for the completion date, the allowance for design-center upgrades, and what happens if the home appraises low or the closing slips into a new month. None of that is negotiable in the way a resale contract is — but almost all of it is worth understanding before you sign, and some of it is worth pushing on.
