How it goes

1. A conversation, not a form

You tell Alesia what you want and what you can spend; she tells you what that buys right now in the neighborhoods you are considering, and what it bought last year. If a lender is needed, she will connect you with ones she has closed with — and she keeps her clients informed about grant and low-down-payment programs when a property qualifies.

2. Seeing the right homes, early

Because she works with sellers in the same neighborhoods, Alesia often knows what is coming before it hits the MLS. Some of her buyers have found their home at one of her own open houses. When a home is worth seeing, she says so; when it is not, she says that too.

3. Old houses, read correctly

Most of Northwest Denver was built between 1885 and 1930. Alesia walks a Victorian looking at the things that matter — foundation, sewer line, knob-and-tube, roof, drainage — and brings inspectors who specialize in older construction. On new builds, she reads the builder contract and the metro-district disclosure with you before you sign.

4. The offer
